Foundation Assessment and Evaluation Before adding bedrooms or an upper office, a licensed structural engineer should inspect your foundation, checking footing depth, width, soil capacity, cracks, and stress indicators . Evaluate slabs, subfloor condition, structural tie-ins, waterproofing, and insulation. Remedial measures may include underpinning, enlarging footings, micro-piles, or reinforced concrete jackets.
Load-Bearing Walls and Structural Strengthening Determine which columns or walls support the new weight and assess their condition. Temporary supports may be used while permanent solutions—steel or engineered wood beams, column jacketing, carbon-fiber wrapping, or new columns—reinforce the structure. Coordinate with plumbing and electrical layouts to avoid conflicts.
Permits, Roof Replacement, and Bracing Obtain structural, fire, energy, and zoning permits. Roofs may need redesign or replacement with new trusses, lateral bracing, ventilation, and moisture barriers.
